MODBLT served as Construction Manager for the 1457 N. Main Street development, a six-story, 376-unit mixed-use workforce housing community located just north of Downtown Los Angeles. The project was designed as a 100% rent- and income-restricted multifamily development, helping address the growing demand for affordable housing within the city.

Engaged during the design and entitlement phase, MODBLT provided comprehensive construction management services through preconstruction, budgeting, manufacturer procurement, buyout, and construction execution. Acting as the owner's modular construction expert, MODBLT managed all facets of project planning, coordination, and execution, including oversight of the modular manufacturer and integration of factory and site operations.

MODSET, MODBLT's sister company, performed all modular installation activities and coordinated module transportation and logistics from the manufacturing facility through final setting operations. This integrated approach allowed for seamless communication between manufacturing, transportation, installation, and field construction teams, helping maintain schedule certainty throughout the project.

The development consists of 376 studio and one-bedroom apartments, along with a variety of resident amenities including a landscaped rooftop deck, fitness center, recreation room, package room, business center, and structured parking with EV charging stations.

As Construction Manager, MODBLT successfully led the project through modular installation, top-out, and dry-in, delivering a weather-tight structure before transitioning the project to the developer's in-house construction team for interior and facade completion and final occupancy.
