Modular General Contracting

MODBLT is a modular general contractor specializing in ground-up multifamily developments across the Western United States. We combine traditional construction expertise with deep modular building knowledge to deliver efficient, predictable, and scalable project solutions from concept through completion.

Unlike conventional contractors, MODBLT is built specifically around the complexities of modular construction. Our team becomes involved early in the development process, providing preconstruction support, design-assist services, manufacturer coordination, logistics planning, and project execution to maximize the benefits of off-site construction.

We offer flexible delivery models tailored to our clients' needs. As a turnkey modular general contractor, MODBLT can manage the entire project scope, including sourcing and contracting directly with the module manufacturer, participating in design development, and overseeing all aspects of construction from factory production through final completion.

For developers who prefer to maintain a direct relationship with the manufacturer, MODBLT also offers a split-scope delivery approach. In this model, the developer holds the manufacturing contract while MODBLT performs all site-related construction activities, including foundations, site work, utility infrastructure, and complete modular installation through our sister company, MODSET. This structure provides owners with greater control over the manufacturing process while benefiting from MODBLT's specialized expertise in modular project execution.

Modular Installation

Through our sister company, MODSET, we self-perform all modular installation activities on our projects. This integrated approach creates seamless coordination between project management, field operations, and module setting crews, resulting in improved communication, tighter schedule control, and reduced project risk. By keeping this critical scope in-house, MODBLT delivers a more efficient and predictable modular construction process from factory to final placement.

Shipping Logistics

MODBLT works with the most experienced modular shipping carriers in the country to coordinate every phase of module transportation. From factory departure to staging and final delivery, we manage the logistics, permitting, routing, and scheduling required to keep modules moving efficiently and projects on track.
